Concorde HillCrest Hand-over from developer

Legal Documentation

     

  • Completion Certificate (CC): Pending: Ensure   the issuance of the Completion Certificate as per statutory regulations.


  • Occupancy Certificate (OC): Pending: Validate   the receipt of the OC for all phases, ensuring compliance with local laws.


  • Development Agreement & Modifications: Pending: Verify   adherence to the original development agreement, including any amendments. 


  • Conveyance Deed: Pending: Ensure that the conveyance deed transferring common areas and amenities to the RWA is executed.

Common Area Handover

     

  • Completion of   Infrastructure: Roads, street lighting, sewage systems, water   lines, stormwater drains, etc., should be handed over with completion   certificates from relevant authorities.

 

  • Landscaping & Open   Spaces Inspect gardens, green spaces, and parks to ensure they match   the promised standards.

 

  • Security Staff room, common   bathrooms & Office for Estate Mgr.

 

  • Security & Safety   Infrastructure: Handover of CCTV cameras, security booths, fire   safety systems, etc., should be validated for full functionality.

 

  • Electrical Power Load   sanctioned details

 

  • Request for Assurance letter on   successful Erection, Installation, and meeting all legal Compliance of Sewage   Treatment Plant (STP)

 

  • Request for Sharing Electrical Power Load Sanction Details for Concorde Hillcrest Layout (Phase 1 & Phase 2)

Utilities handover

     

  • Utilities Handover: Electricity   meters, water connections, and other should be properly transferred to Association.
  • Common Area Equipment: Water pumps, Electrical motor’s, STP and WTP etc., with maintenance manuals and   warranties.

Financial Handovers

     

  • Maintenance Fund Transfer: Verify the   balance transfer of maintenance funds, including sinking funds and other   reserves collected by the builder.

 

  • Audit of Developer Contributions: Conduct a   financial audit of the developer’s contributions to various funds and shared   expenses.

 

  • Utilities Bills   & Clearances: Ensure all past utility bills are cleared before   handover, including electricity, water, and common area bills.

Compliance & Statutory Approvals

  • Fire Safety   NOCs: Validate fire safety clearances from fire departments for all   buildings and common areas.  (if applicable)

 

  • Environmental Clearances: Ensure   adherence to environmental norms, including sewage treatment plants (STP) and   waste management.

 

  • Pollution Control Board Certificates: Validate NOCs   from pollution control boards for STP remain drain-out and related quality   compliance.

 

  • Height Compliance (Compound Wall): Ensure that the   compound wall height meets development agreement standards, addressing any   non-compliance issues.

Documentation & Manuals

     

  • Maintenance Manuals: Ensure the transfer   of maintenance manuals for all common equipment (lifts, generators, pumps,  etc.).

 

  • Warranties & Guarantees: Ensure that   warranties for installed equipment and fixtures are transferred to the RWA.

 

  • As-Built Drawings: Obtain as-built   drawings for all buildings, roads, utilities, electrical cables, sewage pipe,   water pipes and other amenities for future reference.


  

Handover of Utility & Maintenance Records

     

  • Maintenance Logs: Obtain   maintenance records for all common areas i.e. cleansing of storm water drain etc.. including frequency of services performed.

 

  • Utility Consumption Data: Gather   data on electricity, water, and other consumption for common areas.
